FREEZTEQ - frozen damp proof course

The most effective form of retro-fitting a chemical damp proof course

Most damp proofing firms in London are likely to offer you the silane cream injection system such as Safeguard Dryzone or Safeguard Dryrod which are hailed as the latest, greatest cure for rising damp.

Time will only tell whether these systems are as effective as the manufacturers claim to be but at Hammersmith Damp & Mould Control we have been installing a damp proof course that is acknowledged by scientists and professionals in the damp proofing industry as being the most effective method of installing a damp proof course and therefore stopping rising damp.

This method is the Freezteq frozen damp proof course and it works like this:-

  • A horizontal line of holes are drilled at the base of the walls to be treated.
  • Frozen pellets of damp proofing fluid are inserted into each hole. The pellets look like old fashioned ice-pops and are roughly the same size as an ice-pop.
  • The frozen damp proofing fluid then gradually melts in the brickwork and diffuses across the entire cross-section of the wall to form and effective damp proof course.
  • Once the first set Freezteq pellets have completely melted then the insertion process is repeated three or four times to ensure complete saturation of the wall and formation of a continuous damp proof barrier.
  • On completion of the damp proofing process the holes are filled with a waterproof mortar to match the existing brickwork.

    Advantages of Freezteq frozen damp proofing over other methods

    The slow diffusion process of the Freezteq damp pellets ensures that a waterproof barrier is formed across the whole section of a treated wall. The ice-sticks then melt gradually and the siliconate damp proofing fluid transfuses into the capillaries of the masonry, lining the pores of the brickwork or stone with a hydrophobic layer which reverts capillary action and therefore prevents further rising dampness. After the initial ice-sticks have melted further frozen ice-sticks are inserted a further three to four times to ensure that a continuous damp proof barrier is formed.The silicone material does not block the capillaries and therefore allow the masonry to breathe and the structure of the wall remains unchanged. The water repellent used in the transfusion process is non-toxic and completely inert once cured and has no deleterious effect on the masonry into which it has been introduced.

    One of the main problems with an injected damp proof course is that they do not completely saturate the brickwork and when damp proofing fluid is pumped into a brick under pressure instead of forming a continuous water repellent band and only partially forms a complete damp course.

    Damp Proofing cream damp proof course is one of the most popular methods of installing a chemical damp proof course and it is claimed by manufacturers to be quick and easy to use with spillage and mess virtually eliminated and also having a consistent application rate. This is great in theory but in practice there are often globs of cream oozing out of holes and the cream does not diffuse into brickwork readily when humidity levels are high (i.e.) when bricks are damp and this will therefore reduce the effectiveness of the cream damp course. Even when the bricks are relatively dry and diffusion does take place the cream only spread a few centimetres and the formation of an effective damp proof course is very unlikely.

    A more recent innovation is the use of rod damp proofing. Both Safeguard Chemicals and Rentokil have now introduced and new form of damp proofing called DryRod and DampRod respectively . Both systems involve drilling holes at the base of the wall and inserting a pencil thin damp proofing rod which is supposed to dissolve in the brickwork to form a damp proof course. Hammersmith Damp have used these systems to determine whether they were effective or not and six months after installing the damp rods we opened up holes again and the damp rods were still in place with virtually no melting or diffusion taking place which calls into question the damp proofing qualities of these materials.

    Manufacturers and other damp proofing firms acknowledge that the injection , cream and rod forms of damp proofing are not 100% effective by insisting that waterproof plastering is carried out in conjunction with the installation of a damp proof course and only offering a guarantee if their two-part system of damp proofing is adhered to.
